Development Application

The services we supply to support the Development Application:

This type of report outlines the stormwater management constraints of the site and provides civil engineering solutions to demonstrate compliance with relevant council requirements. SBSMPs are used to show that the proposed development can be suitably serviced with the proposed stormwater infrastructure and mitigation strategies. SWMPs also support the type and scale of development that is proposed.

The following items are generally addressed:

Preliminary design drawings are used to support other submissions in the Development Application. They provide a conceptual design layout for coordination.

Detailed Design

The detailed design plans we supply to support the Operation Works application and subsequent construction phases include:

These plans are required for the construction phase of projects to protect surrounding waterways and infrastructure from sediment and erosion. Sediment erosion control devices must be identified and dimensioned in accordance with the requirements of the International Erosion Control (IECA) Best Practice Management Guide and typically include:

  • Silt fences and bunds
  • Inlet protection
  • Stockpile treatment
  • Sediment basins

Modelling and drawings are used to assess the earthworks changes from the existing to developed site conditions.

The detailed design elements typically include:

  • Cut/fill plans with pad levels and detailed design contours
  • Earthworks cross sections
  • Construction set out, dimensions and details
  • Preparation of design surfaces in 3d for surveying and construction (design tins);
  • Bulk earthworks quantities
  • Access provisions during the bulk earthworks phase

Internal roadwork and pavement plans are required for proposed roads and vehicle crossovers within a development.

Engineering design drawings are typically required to include the following design elements:

  • Finished surface grading and contour plan
  • Set out of kerb and channelling
  • Set out of pedestrian paths
  • Set out points and alignment points of intersections or complex road features
  • Pavement specification
  • Demolition and tie in details to connect to existing infrastructure

Stormwater plans are required in to ensure that stormwater is effectively captured and directed to a lawful point of discharge.

These plans typically include:

  • Stormwater catchment plans
  • Set out of the main drainage lines and inlets
  • Identification of a lawful point of discharge
  • Identification of service clashes
  • Specification of pipe sizes and materials using hydrological calculations
  • Construction details for stormwater manhole and outlet structures
  • Construction details for stormwater quality/ detention devices

Detailed plans for sewer and water are required to assess if the existing infrastructure has sufficient capacity for connection.

Engineering design drawings are required to include the following design elements:

  • Set out of water and sewer connections
  • Longitudinal sections of the sewer lines
  • Sewer manhole details
  • Specification of pipe sizes and materials in accordance with the SEQ code
  • Construction procedures (i.e.) cut in to existing pipes and/or manhole/fitting specifications)
  • Specification of water meter arrangement(s) in accordance with local water supplier
  • Set out of any necessary access or maintenance easements
  • Tendering advice including Bill of Quantities preparation
  • Infrastructure Agreement establishment and management
  • Retaining wall design

Construction Management

The services we supply to support the project through construction to completion:

Contract administration phases allow the design engineer to take an active role in the construction of works. This helps ensure the quality of the final product, and can assist in the management of cost and delivery risks.

  • Site Superintendency

Construction inspections are necessary to ensure that works are built in accordance with the design and are required for Certification to Council or Service Authorities.

  • Regular construction inspections to maintain quality and consistency
  • Clients representative inspections

On and Off Maintenance package submissions are required to ensure that constructed works comply with the relevant Development Approval conditions before being transferred to Council or the relevant service provider.
